Move a measured Rolling Suds commercial quote into a maintenance agreement and prepare the selected plan for a Workiz estimate.

Commercial quote to maintenance plan

The Rolling Suds commercial estimator and maintenance proposal builder share a saved quote handoff. The estimator remains the source for measurements and the customer price. The proposal builder remains the source for program frequency, discounts, escalation, terms, and the generated agreement.

Workflow

  1. Open the commercial estimator and import the Workiz lead or job.
  2. Measure the property, review the calculated price, and save the quote.
  3. Choose Build maintenance plan on the saved quote.
  4. Review the imported customer and scope, then build the maintenance program.
  5. Generate and download the agreement.
  6. Choose the correct plan option and select Copy for Workiz.
  7. Open the linked Workiz lead or job, create an estimate, paste the prepared

line items, and confirm the Workiz total matches the proposal before saving.

Measure a multi-building property

Apartment and HOA properties can keep each building as its own saved map outline. Before using automatic detection, choose Draw search area. Click around the exact buildings in scope, then choose Finish area. Use Undo point while drawing, or drag any corner afterward to tighten the boundary. Detect in area ignores nearby mapped buildings whose centers are outside that shape. Editing the boundary clears the old results so they cannot be added accidentally.

After detecting or tracing the buildings, use the Building roster to select all of them or work with a smaller group. The roster shows the total building count, footprint, and calculated wall area.

Use Apply stories and height when a group shares the same floor count and floor height. Use Copy first setup when the selected buildings also share the same surface, wash method, site conditions, and allowances. The individual outlines stay separate and remain visible on the map.

Quote roofs and bundle building lines

Turn on Quote roof wash for any measured building to price its saved roof area. Leave Price roof separately on to offer the roof as optional work, or turn it off to include the roof in the main bid. Matching-building counts apply to both the exterior and roof measurements.

Select buildings that share a type and enter the line name you want the customer to see, such as 12 garden-style apartment buildings. Choose Group selected, then repeat for each remaining building type. A property with 20 buildings in three groups produces three exterior-wash lines. Every building outline, height, surface, condition, and calculated cost stays separate behind the scenes. Use Remove group to return selected buildings to separate proposal lines.

Change the customer price

Enter the final customer price and a reason, then choose Save price. The quote keeps the calculator total as the original price and shows it beside the adjusted total. Original and adjusted per-unit, per-wall-square-foot, and line prices remain visible. The adjusted included lines always add up to the saved customer total before the quote moves into the maintenance proposal builder.

Estimate height from LiDAR

Select up to 20 buildings with saved map outlines and choose Estimate selected heights. The estimator reads the public USGS 3DEP point cloud where coverage is available. It compares roof returns inside each outline with classified ground returns nearby and shows:

  • estimated eave height;
  • estimated roof peak;
  • confidence;
  • the USGS dataset used; and
  • a note when the result needs manual review.

LiDAR does not change the quote automatically. Choose Use this height on an individual building after reviewing it. Use confident estimates applies only medium- and high-confidence results in the current selection. A low-confidence result should be checked in the 3D property view or measured on site. If no streamable 3DEP point cloud covers the property, keep using stories and floor height.

The handoff carries the RSQ-YYYY-#### quote number, saved customer price, included and optional line items, and the original Workiz UUID. No prices are re-created during import.

Before importing, choose Lancaster or Baltimore in Workiz branch. That branch is saved with the quote and follows it into the maintenance plan. The branch and linked record remain visible in the proposal builder so the rep knows which Workiz account and lead or job to open. Existing quotes created before branch selection default to Lancaster.

Copy the estimate into Workiz

Copy for Workiz puts the prepared plan and line-item text on the clipboard. It does not change the Workiz lead or job, and it does not create an estimate or line items. The rep creates the native estimate in Workiz, pastes the prepared information, and checks the total before saving.

Workiz's public v2 API exposes estimate reads but not the estimate and line-item creation needed by this workflow. It also does not provide an estimate attachment upload endpoint, so the generated .docx still needs to be downloaded and attached in Workiz when the full file is required there.

Connection requirements

An administrator must configure separate Lancaster and Baltimore Workiz v2 bearer keys as protected server-side Vercel variables. The estimator-to-proposal handoff uses a separate shared integration secret that is never exposed to the browser.

The selected branch key handles search and record reads. The apps do not use the legacy v1 URL-token API or its separate auth_secret.
